The reports will be e-mailed directly to you as a PDF file and copies can easily be printed. A full interior and exterior inspection of the property is made. The reports vary in length based on the complexity of the property but tend to range from 12 to 20 pages. In addition to the Valuation Section, the appraisal includes color photos of the interior and exterior of the property. Additionally, the improvements are measured and a CAD floor plan is drawn with building area calculations. Photos of the comparable sales, a county assessors tax map, an area map with the location of the subject property and the comps, and any important addenda specific to your assignment are also provided. Our 40+ years experience involving a wide range of properties will lead to a detailed appraisal report.
The reports meet all Uniform Standards of Professional Appraisal Practice (USPAP) and comply with Pennsylvania, National, and Estate Tax Authorities. They are accepted by all County Boards of Assessment.
Unless unusual circumstances exist, the Report is delivered to you within 2 to 5 business days after the inspection of the property.
